How long does a landlord have to return my security deposit?

It depends on the state, and the clock usually starts when the lease ends and you hand back the keys, not when you move your things out.

New Jersey: 30 days, by hand or first-class mail, with an itemized list of anything deducted. If a landlord wrongly keeps it, a court can award you double the amount withheld.

Virginia: 45 days, with an itemized list of deductions. You can ask in writing to be present at the move-out inspection, and it's worth doing.

Everywhere: give your forwarding address in writing, keep a copy, and put the due date in your calendar. If it passes, send a short letter asking for the deposit or the itemized list within 10 days.
